A flat-fee REALTOR® provides real estate representation for a clear fixed fee instead of basing the fee only on a percentage of the final sale price.
For sellers, that means the listing-side fee is clear before the work begins.
For buyers, flat-fee representation can make sense when you already know what kind of support you need, especially if you have already found a property and want help with offer strategy, negotiation, and escrow.
The point is not to do less. The point is to make the pricing clearer.
Yes. Licensed California real estate brokers and agents can offer flat-fee real estate services.
Flat fee is just one way to price real estate representation.
What matters is that the scope, services, and compensation are clear before you begin.
Not necessarily.
A flat fee describes how the service is priced. It does not automatically tell you what level of service you are getting.
That is why the scope matters. You should know what is included, what is not included, and what kind of support you are actually receiving.
My flat-fee model is designed to provide real representation with clearer pricing.
No.
A flat fee MLS service usually means your property is placed on the MLS, or Multiple Listing Service, and then you handle most of the sale yourself.
My flat-fee listing service is different. I am still acting as your agent. I help with pricing, preparation, marketing, offers, negotiation, disclosures, escrow, and closing.
Getting on the MLS is one piece. Managing the sale is the real work.
No.
FSBO means For Sale By Owner. That means the seller is selling without agent representation.
With my flat-fee listing service, you are still represented by a licensed real estate professional. You still receive help with pricing, prep, marketing, negotiation, disclosures, escrow, and closing.
The difference is that the listing fee is clear upfront.
The catch would be if the scope was vague.
That is what I try to avoid.
Before we start, we should be clear on what is included, what is not included, what the fee is, and whether the property needs anything custom.
Some homes need extra marketing. Some need more prep. Some need tenant coordination, vendor help, or a more hands-on launch plan. That is fine. We just talk about it upfront.
Flat fee should not mean guessing. It should mean fewer surprises.
Because a higher sale price does not always mean the agent did proportionally more work.
Sometimes a higher-end home needs more strategy, better marketing, or more careful positioning. Sometimes it does not. The fee should make sense for the scope of work.
My model is built around clear pricing, organized systems, and professional representation.
The fee model does not replace the work. It just changes how the service is priced.
